In many cases, the redevelopment of a medical/dental centre has been held up by the inability of the developer to find a site in the catchment area which is affordable. We have been able, using the GPs/Dentists as a catalyst, to unlock sites by developing buildings suitable for a number of different tenants. So, if we find a site that is too large for the primary care facility we are developing, we will consider whether it would be attractive to other healthcare service providers, community or commercial use or a local housing association. We have adopted this approach with success in a number of our projects. We have considerable experience of managing buildings housing a wide variety of individual tenants; for instance, one of our medical properties in the Berlin area contains over 30 different medical tenants.

We believe in transparency in all our financial dealings. For example, in the case of a medical centre development, we are particularly keen to ensure that we discuss our appraisals with the relevant District Valuer throughout the development process to ensure that our scheme is affordable and that there is cost certainty for both the GPs and their sponsoring PCT.

We are happy to discuss shared equity or ownership schemes with our clients.

Finally, we can also provide exit solutions for GPs to enable them to be released from their financial obligations for their existing premises. In some cases, GPs may be in negative equity and we can suggest methods through which this can be overcome.
