CGIs from Bishops Stortford and Southampton Gateway 

 

The following projects are under development or construction

 

England

 

Bishops Stortford 

Work is progressing on developing a new surgery for the largest practice in the town. South Street Surgery is presently housed in cramped premises which restrict the services it can offer. The new purpose-built surgery will provide the nine GPs and two registrars with a much needed 1,000m2 GP unit, an additional 150m2 private suite and a 150m2 Pharmacy. The services are further enhanced by the inclusion of a 300m2 space designed for other supplementary and associated medical services such as a sports injury clinic, chiropractor, dentist etc.

 

The building will provide modern and spacious accommodation to meet required clinical expectations as well as offering an increased number of, and quality of, direct GP and Primary Care services. It will have 18 consulting rooms, 4 treatment rooms and a minor operations suite with expansion space built in to provide for change and growth in health provision adapting and responding as necessary.

 

The building will be sustainably constructed with high level insulation to minimise heat loss and optimise energy use. It will have a south facing inclined roof with a passive solar system and use locally sourced materials where possible.

 

 

Update

A public consultation was held on 14 May and the responses received are being reviewed, following which a futher consultation event will be held. The responses and event information will be publicised by South Street Surgery shortly. Elevation of Bishops Stortford New Surgery 

City Gateway, Southampton, Hampshire

A landmark, mixed-use development project, set in a key position at the entrance to Southampton. City Gateway will have 13 storeys of residential accommodation, a 777m2, six GP, Medical Centre (to replace an existing practice in the area), 320m2 of community facilities, a 150m2 retail pharmacy unit and 458m2  of retail units. At the centre of the scheme will be an open landscaped area with onsite managed parking.

 

Leasing Opportunity 

The development offers leasing opportunities on two ground floor units, 170m2 and 150m2 GIA respectively, with D1 community use (suitable for a variety of uses, including health and education, they may also suit other operations, subject to necessary consents). The retail space is currently under offer, subject to contract. 

 

Allesley Park, West Midlands
A 2,800m2 purpose-built neighbourhood centre in the midlands, incorporating the expansion of an existing six GP Surgery, a new build pharmacy and a new community library, right in the heart of the Whoberley and Allesley Park district.

 

Additional clinical space is also being developed with a view to including a dental surgery and other appropriate services. An existing mental health day centre will be linked to the new centre.

 

Leasing opportunity

Two large units are available on the first floor. Unit 1 has a floor space of 475m2 GIA and is above the library. Unit 2 has a floor space of 294m2 GIA and is above the Pharmacy. The units are available as a whole or can be subdivided according to need, on a Tenant Internal Repairing (TIR) lease. Both units have D1/B1 planning use, which includes medical and office uses and may also include leisure, education and training.   

 

Folkestone Health Centre, Kent

A 1,200m2, state-of-the-art health centre, developed as part of a major town centre regeneration project in the heart of Folkestone, Kent. The Centre provides accommodation set over five floors and has space for up to 15 treatment rooms as well as staff and teaching facilities, a laboratory and communal reception and training areas. CareCapital will retain ownership of the property.


Leasing opportunity

The development offers leasing opportunities on three clinical floors, each at 246m2, with D1/B1 community use (suitable for a variety of uses, including health and education, they may also suit other operations, subject to necessary consents). The space is flexible and can be adjusted to your requirements either as a whole unit of sub-divided according to need.

Heswall
CareCapital has been appointed as preferred bidder for the creation of a new 1,200m2 primary care resource centre. Discussions are underway with key stakeholders to find the right sites to locate the new facilities

 

West Wirral

CareCapital has been appointed as preferred bidder for the creation of a new 2,000m2 primary care resource centre. 

 

 

Wales

 

Buckley, Flintshire
HPC Wales, CareCapital's joint venture partnership with Gauffron HealthcareLimited, has been appointed as preferred bidder to develop a PrimaryCare Centre, part of a wider Primary Care co-location programme in Flintshire and the first of a new generation of community healthcare facilities in Wales. Bringing together GP Practices and Primary Care support in the community, this 4,400m2 facility is being designed and developed to meet and exceed the Welsh Assembly Government's objectives for sustainable future communities. The format permits expansion of any of the functional units whilst preserving full functionality.

 

Update
A public consultation on the proposed development on the Belmont School site is being held on 16 September between 9am - 8pm at the Buckley Cross Community Centre in Tabernacle Street, Buckley.

 

Upper Gwendraeth Valley - Carmarthenshire
HPC Wales, CareCapital's joint venture partnership with Gauffron Healthcare Limited, has been appointed as preferred bidder for the development of a merged integrated Primary Care centre, of approximately 2,100m2, serving a patient population of 15,000 from three locations. The proposed centre will house up to 13 GPs together with Trust community services and possible complimentary services. Initial discussions are taking place with the GPs, County Council, CHC and other local stakeholders.

 

Neath & Port Talbot

HPC Wales, CareCapital's joint venture partnership with Gauffron Healthcare Limited, has been appointed as preferred bidder for the development of a £3m Primary Care centre of approximately 1,540m2. The proposed centre will house  six GPs together with a wide range of health, training and community services. 

 

Swansea

HPC Wales, CareCapital's joint venture partnership with Gauffron Healthcare Limited, has been appointed as preferred bidder for the development of a 1,000m2 medical centre and 1,000m2 medical school.

 

 

Germany

 

South East Berlin, Germany

Two new multi-client medical facilities, to meet additional demand and to be completed in 2009/10, will be developed next to our existing medical facilities in South East Berlin - one of 1,000m2 and another 3,500 m2.

 

At 3,500m2 Adlershof 2 will be completed in early 2010 and has rental units from 100m2.
